Liquor Store in 300 Block of H for Sale

Here's the pdf. It's really frustrating to watch the 300 block of H and feel like too many people are just playing wait and see. Much of the block sits empty except for a few scattered structures on the south side. Now one of those (this one will/should almost certainly be a teardown. 5,700sqft.

I preface by stating that my comment is not regarding gentrification, rather the substitution of new retail to replace existing retail, so do NOT bring up race.

I am glad to see the liquor store close down, even if it is now vacant. There is an oversupply of the same types of retail throughout the area: liquor stores, beauty parlors, check cashing services, etc. Some will fail, while others will meet the demands of existing customers. Keynesian economics..

I would like to see social centers that cater to the entire community, such as a B&G's Club, a new library, a GYM, dog grooming, child care services, restaurants (not just bars), an ACE hardware, antique stores, etc.

Inked, to answer your question, it is so desolate around 3rd and H St, because in 2002 DC's Office of Planning divided the corridor into three districts. They designated between 2nd and 7th as "urban living." There is very little residential development in the pipeline now, and don't expect anything to pop up in the next 4-5 years, or whenever Phase 2 of the streetcar system is complete.

The Office of Planning really missed the mark on creating a vibrant and dynamic community through mixed-use development. However, existing residents are largely to blame as community input was the driving force in segregating land uses.

The new store is next to Sidamo, south side of H b/w 4th and 5th. The door is set back off the street a little. They seem to be doing well - between my two visits they doubled their inventory. There is a notebook on the counter where you can leave requests for brands they should carry.

Rayful, your post is classical economics, i.e Adam Smith. Keynesian Econ would be if the government were to intervene via massive government spending and reduction of the interest rates. Keynesian economics is a macroeconomic theory.

my former commissioner (alan kimber) used to preside over that area. according to him, a developer owns all of the property on the south side of the 300 block of h street. they were waiting for the liquor store to sell out so they could own the whole block and move forward with some plans that they had. the developer name escapes me, but he was certainly convinced that they'd move forward once they acquired the liquor joint.... this was about two years ago.....

A really great addition to the neighborhood would be a movie house like E st cinema, the Cinema and Drafthouse or a roller rink.

You're referring to the Northeast corner of 3rd and H St. Steuart Investment owns those lots. They planned on developing 200+ rental units w/ ground floor grocery. Remember the Whole Foods debate?

Pretty sure that Taurus Development (who now have an office further up the road) was the developer that had the rest of the lots.

According to tax records, the neighboring lots are shown as held by Union LLC and were purchased on 8/29/2007 for 3.5m. So this may well be an opening offer to consolidate the lot with the others. Hope it happens!

yeah. i hope something postive comes out of this. apparently they even had some early renderings of what they wanted to put in there, which included ground floor retail.

wow, i just walked by the place tonight, and bought some vino from the liquor store, which is still open, and has no "For Sale" signs anywhere. i told the owner i heard his bldg was for sale, and he looked at me completely quizzically (sp?).

anyway, they occupy slightly less than a quarter of the block. if union bought over 3/4 of the block for 3.5 mil in 2007, i'm sorry. 2.6 mil is a bit much, but you never know. sometimes the corner joints hold out for a premium when developers are buying out the block. that happened on the k st and 2nd st corner block (a developer owns the almost 25% of the block around that corner and tried to illegally tear down the one house that is currently owned by the commissioner of that hood.... to no success - so now all the props are vacant), ad it happened with the lorree grand area across the street. a corner prop on 3rd and L st, held out forever and finally gave in for slightly less than her $1mil asking price for a dilapidated joint. you can see how much the arabs bought the corner place on 2nd and K (do the research) - yes, they are arabs. gulfians to be precise, and no, i'm not being prejudiced. my best friends are from there, as well as my ex wife. they have money so they can afford to keep it vacant until something gives. they do want tony richardson out of the way though he stopped their six story development, for which they even filed a pud that TORE DOWN HIS HOUSE! he had to fight to stop it, with alan kimber, the former commish.

anyway, you never know. th liquor joint may just get close to the asking price.

I like the idea of a draft house theater. We had one in Austin and the place was always busy. When they showed movies like Water For Chocolate, it was a special evening and they served the same food to the theater patrons that was being served in the movie. A place like that or the E St Cinema would be ideal.

i meant to say that the owners of the corner on k and 2nd ALMOST tore down tony r's house. they filed a PUD, and thank goodness tony found out. otherwise, the idiots in dc were going to let it go through.

he fought it, and won, for obvious reasons. i have heard though (scuttlebutt) that the owners expect him to sell when his term is over, AND they've laid claim to the end of the alley on the north side of parker. they claim it's there's by right (it's not, you can see the legal advice given on the same matter over at princeofpetworth.com) and want to tear down nearly 8 houses, all built in 1890, occupy the alley, and build an office building. an office building? really? insane.

hopefully tony is already on top of this. if i am, he must definitely be on top of things. i don't care who owns the corner, but please, let's keep the old victorian construction around. do what the spanish embassy did, or something. and please consult with the neighborhood!

That asking price is a joke. Almost as bad as the one on the vacant from Trinidad with all the pics posted on here the other day. The property's assessed value is $459,000. What an asshole. I doubt anyone on here was supporting that dump to begin with, but this type of thing is a problem.

I too love the idea of a cinema draft house. As one w/ a lot of time in portland oregon, I love the McMennamin's use of the Kennedy School and their other draft houses. I looked at the People's church on 8th (2.5million) and the school at 13/E SE that the IGU took over as possible locations. The people's church, impossible to make cash flow. The School if done ala the kennedy school in Portland Oregon.. could very well have cash flowed, had a cinema draft house, hostel style lodging and a community gym. Unfortunately, the current occupant has illegal non-profit status so the building (an entire block more or less) will continue to be a liability rather than an asset.

I used to like at the corner of 2nd and K for a few years. The owners of 203, 205 and the corner house on 2nd are all owned by the same owner. At the time of the sale from my old landlord to the new owners in 2003, they were planning on putting up a big building on the corner there. This is why all the houses there are vacant.

Still wierd to see your old house boarded up and being used by hookers.

when did you live at 2nd and k? weren't there prostitutes back then? from what i understand, that corner has been notorious for years! it was even the subject of a post article about drug dealing back in the 80's....

H street great streets is saying that Souk and the beer garden got a liquor license and that dangerous pies is opening on March 12th!!!!

What's the place that's going in between Taylor and Little Miss Whiskey's? There a glass front with liquor license applications posted in the window; the license papers say "Establishment to be named later" or something like that.

Dangerously Delicious does have an event scheduled as part of the PIE-N-ROCK-N-ROLL Tour. I'm not sure that they will actually be open as of that day.

yeah, there were a few transvestite hookers around there at that time (2003-2007). Honestly, they never bothered me. If they were there, it meant that there was noone going to mug you. The tranvestite prostitues were in that part of the city to get away from the violent pimps in other parts of the city. Since they have been moved off of K st NW and NE, there has been alot more violance against transgendered sex workers.
