HSGS: H Street Self Storage Under Contract

H Street Great Street reports that Insight Property Group, which purchased the Murry's parcel, has signed a contract for the H Street Self Storage site right next door. This is huge news. Combined, the two parcels stretch for nearly a block.

Here's a link to the plans for the combined site. This is serious stuff: 8 stories, 300 residential units, 68 retail designated parking spots, and up to 60,000 sqft of retail space.

This is great, but the rat and mice diaspora that will result when the storage building is knocked down or whatever will be epic. People should be allowed to carry guns. Or, we need to import a large flock of hawks or similar birds of prey

We have noticed a lot of properties along H-street corridor changed hand however, little has been achieved in terms of actual development. People seem to be just sitting on the properties perhaps waiting for a better offer to sell.

I just hope that the new development incorporates some kind of monument or plaque to Danny's carry out. Maybe a pane of reniforced glass with some bullet holes?

Taking requests? A real gym coming to H?

I do kinda hope they keep the old garage structure in place (but sans rats and faded pink awnings and with retail on ground level) to keep some industrial feel to the block. One or two levels of that thing would be natural for a gym.

I wonder what this will do to the Blair Shelter on I Street? From the plans it appears that it will somewhat-sorta wrap around that building.

I haven't had any negative experiences related to the shelter, nor am I aware of anyone else in the neighborhood having any negative experiences with the shelter. I would be surprised if this new development was constructed right up against the Blair Building and the shelter remaining in place.

Does anyone have any additional information about the shelter?

Obviously you'll have to track, fell, and harvest it yourself from now on. Good practice for the tough time ahead when the grid goes down.

Can you be more specific? Are you referring to retail spaces on H changing hands and then no subsequent renovations or business openings? If so, can you specify which properties? Or do you mean residential housing near/around H changing hands?

Good news, good news, but just news. Anyone remember H Street Connection excitement? It's 2012, and we have Marvelous Pizza and 7-11 and RAC instead of the bike racks and the showers for the "young urban bike riders" who are supposed to .

Good point Anon 2:47. Does anyone have any update on the plans for H Street Connection? I seem to remember something that ground breaking had been delayed until 2013 or 2014 because of the financing market, but I could be way off. I agree though, it doesn't seem like it's going anywhere anytime soon with new places like 7-11 and Marvelous Pizza coming in.

Anybody who sold their homes along H st in the last few years has to be kicking themselves in the @ss right now.

It's unbelieveable how much has changed on H. It's going to accelerate even faster once the trains are running.

I meant the H-street connection, Autozone, Jair Lynch property on 6th street, the property adjacent to XII on the 11th block. It's been a while since they were sold and nothing has happened as yet.

Jair Lynch is breaking ground this summer.

The H Street Connection development is going to start on the west end of the block which means the 7/11 and Marvelous Pizza are going to be able to operate even after the phase I has begun.

Are you confusing the projects? Jair Lynch does not own the H St Connection, but the 600 Block of H St on the south side of the street. A Raze permit is posted on the one story section of the property which may be beginning this summer. H St Market?

Rapport owns the H St Connection.

Am I the only one shocked by the 2011 Demographics listed on the Rappaport Retail Brokerage report?

They say the average household income is the following:

$121,073 within 1/4 mile
$111,252 within 1/2 mile
$100,768 within 1 mile.

I don't make anything near these amounts and I'm pretty sure my neighbors don't, either. I guess averaging in the folks south of H Street really helps bring that figure up, but that's misleading. What is the median income, I wonder?

That's total income for a household. That could be one person, it could be two income earners as part of a couple, or it could be four roommates all living together in a group house. Put three 20 something professionals in the same group house and the odds are pretty strong that you'll fall well above $120k annual household income.

Hey Derek, no not confused - that's exactly what I was trying say. My response was to those asking why nothing has happened with those (and others) properties that sold but haven't started. I think we'll hear that the residential project at 3rd and H by Dreyfus / Fisher will break this year too.

PS - Realtor, not sure what you are talking about. 318 I is about to go above ground, numerous projects in NOMA have or will recently deliver, Atlas Flats bout to start leasing etc etc

Damn I wish the city had taken over the storage place for a parking garage. I hate coming in from the grocery and having to park on the street and cary my groceries two blocks home. We need grades like in Silver Spring and Bethesda for all the Maryland hipsters flooding our neighborhoods.

And the rats. Let's organize a parade and march them across the bridge into Virginia. Pied pipers in front.

I had a dream recently where Mario Batali bought the H St. Storage building and ended up putting the Eataly location that is rumored to be coming to DC into it.

Re: H Street Connection construction starting on west end: are they shutting down the Rite Aid? After Tschiffley went in Union Station,that's the only nearby pharmacy for the neighborhood.

I believe the Rite Aid will relocate.
Here are some other local pharmacy options: H Street Care Phcy & Wellness at 812 H Street NE, Super Pharmacy & Medical Equipment at 1019 H Street NE,CVS at Store # 1340 845 Bladensburg Road, Harris Teeter 1201 1st St NE, Safeway at 1691 Maryland Ave (Hechinger Mall).

inked, have you heard anything related to when Rappaport will break ground on H St Connection? The date on the finalized renderings (that can be found on anc6a.org) read December 2008.

Its been over 3 years now, and that place needs to be razed like yesterday.

The Zoning Commission approved the PUD for the H Street Connection on 11/8/10. At that time, Rappapport said it would be about two years before they could begin construction.
Among other things, they had to wait for final ZC approval before they could do construction drawings, get financing, and take everything to DCRA and other city agencies for approval. It's a lot harder than re-doing your kitchen.

Rome wasn't built in a day. H Street won't be either. We're seeing progress.

They're holding out on doing anything with H street connection til the street cars go in. So don't hold your breath.
