Urban Turf: New Condos Coming to 301 H Street

Urban Turf has news of a 22 unit condo development coming to 301 H Street. That's currently a liquor store and its parking lot. Oh yeah, and it's going to have 5,000 square feet of ground floor retail space.

This is really good news-- I'm sure that with the Giant development across the road, all of these prime locations will be developed in short order. It amazes me that there are liquor stores, vacant buildings, and empty lots so close to Union Station.

I'm guessing that small patch of grassland is going too? Not much to lament but just that there won't be much in the way of park space north of Stanton once the other half of the 2nd and K condos are built. In fact, is there any?

You still have the recreation centers. Sherwood is at 9th & G. J. O. Wilson is at 6th & K. Ludlow-Taylor has a baseball field at 6th & G. There's a nice park at Montello & Morse (Joe Cole Community Center).

22 units certainly doesn't sound like it'll take the whole block. Any idea which lots are actually being built on?

From the zoning map, it looks like the liquor store is #303, while the parking lot takes up #301, and also creeps onto public land; the eastern end of the lot seems to align with the face of the buildings on 3rd st, meaning that the sidewalk could be exceptionally wide here.

In other words, they may be able to leave the Bikeshare station where it is, since they can't build to the edge of the current parking lot. the grassy lot might also stay where it is, since it seems like the building would have to be pretty short to stretch the whole block and only contain 22 units.

A closer look at the zoning map shows that the same guy owns #301, #303, and #305, while #307 (the boarded up building) and everything east of that have different owners.

So, I guess it's safe to say that the grassy lot is safe for now, and that the new building will replace the liquor store and the empty lots on either side of it.

Looking at the lot for 335 H street NE, they got a zoning approval last June. However, a Building Permit has not been issued for construction yet. They got everything else, including elevator.

Also, the Bikeshare is on DDOT property so it will stay.

So many new first floor retail possibilities in the future...so few businesses that I've heard might go in.

The retail announcements are picking up and will likely accelerate much as the bar/restaurant openings did. daily rider and hunted house will open within a few months of each other. Ace hardware is moving in at some point.

We might be due for an explosion in a couple years like when Liberty Tree, Star and Shamrock, Biergarten, Queen Vic, DDP, Atlas Room, and probably even a few more all showed up in like the same year

Any word on what's going on with the 200 block of H Street?

After tearing down an entire block of historic rowhouses, I would have hoped that the developer had some immediate plans for the area. I'd really hate for it to stay a parking lot for long.

I'd also settle for a park. H Street really could some nice open spaces *right* on H Street itself. The old library would also be a nice site for a park.

I agree that we need more park space. Some of the spaces that inked lists are not accessible to the general public at predictable hours.

ACE is no longer considering H Street - the rent was too high compared to another location they were considering. Another unfortunate situation where the H Street Landlords think their space is worth more than it is... and they seem to prefer vacant properties to tenants.

That is great, and I could see that happening.

I'm wondering about the types of businesses that can go into all the condos that are opening up...Atlas Flats, Atlas Lofts, those replacing the church at 13 & MD...all the apartments scheduled to built in the middle of H...now this down at the start of H.

I'm thinking these are smaller spaces and I guess I just can't envision who or what type of businesses would be successful/sustainable.

City Vista is all I can think of that opened and was obviously able to fill their street space with Bus Boys & Poets, Taylor's, Chipotle, Safeway, ACE, Ray's Bakery?, etc. (mostly food establishments)

Does anyone have any examples of where this type of thing was successfully pulled off to help me see what can be accomplished?

Ace is actually not coming to H Street (at least not to the Fashion One site). Retail is definitely picking up on H Street. It'll be a while, but it is coming. I think, however, that you guys might be out of luck on the park thing. The developer definitely has plans for the lot at 2nd & the former library site will go on the chopping block. A developer is going to buy it, and develop it. I'm not sure what it'll be, but I'm pretty sure that they will want to make money off of it.

Sucks about Ace. Regarding the outrageous rents. I can maybe see sacrificing a year of rent for what I'm assuming is a really long lease. However, that bubble will burst at some point and all the landlords will scramble to get their money. Just another reason why the retail will start pouring in at some point. Are places like Hunted House and Daily Rider paying ridiculous prices or have we seen at least two landlords cave in?

The Dreyfus project at 2nd and H came up at the ANC meeting last night and it was tweeted that the project was sold off to another developer. Anyone at the meeting able to clue us in?

I dont think you are ever going to see a park on the west end of H street unless the city tears down another city-owned building. From a city standpoint, in the short term, parks add no taxes. And I dont see a developer willingly forgoing a profit to build a park for people.

Parks increase surrounding property values and improve local tax base.

with respect to parks/recreation, the Rosedale Rec Center is currently undergoing a fabulous renovation/overhaul and will be completed later this spring/summer. Give it a look here: http://www.bannekerventures.com/projects_rosedale.html. For those who are not familiar with the Rosedale neighborhood,it is beyond 15th St and south of Benning. One of the last remaining nabes in which to find a great house (like "completely finished" great) for a great price. when Tom Faison signs start popping up in your neighborhood, the time to buy in is now. prices will most def be going up soon. Move on it now.
