I'm guessing its the one across from the Argonaut. Huge potential for that place. Doesn't $250,000 seem low?

It could be the store next to the Langston Grill that just locked up a few months ago. They were doing a brisk business and one day the gates came down and have not since been re-opened.

I would be interesting to compare this cost with cost of a new build-out (assuming its possible, considering zoning issues), new liquor license and permitting. Plus, I think when you sink that much money into a business and still are at risk for massive lease increase, its a bad idea.

Speaking of Liquor Stores the old Viggy's the new Grand Liquor on 15th at Isherwood St. NE, is AMAZING! They have a great selection of reasonably priced wine and a ton of microbrews, including DC Brau! The owners are super nice and will take notes if you have a special request. I am proud to say the now know be by name:).

Ah, recognize now that it's $250k for a lease. Yes, that seems a bit steep. And the "for immediate sale" doesn't raise any red flags either. Interesting.

I've lived around the corner from that liquor store for 2.5 years and it's ghettolicious, been inside maybe 6 times and each time there are people in there buying popov, offf brand ciggies or arguing over 5 cents while trying to buy laffy taffy. Sketch city.
