ZC staff told me just now that the Commission had several concerns, some of them apparently substantial. The only one I was able to wring out of the staffer was that the ZC questioned the adequacy of the proposed parking for the grocery store. (The implication was re number of spaces, although I suppose traffic load on narrow 3rd St could also have been at issue.)

I've also heard from someone who attended that the ZC was concerned about height/bulk, but given the source (who is a little too ardently anti-development for my taste) I'm inclined to be skeptical.
