Sorry, Blogger's been a bit hinky lately. I'm moving this one from above. -inked

The comment link doesn't work on the ANC announcement below. Curious if anyone went or learned anything about the latest presentation

I was there. On Capitol Place -- the Dreyfus PUD for the square bounded by 2d/G/3d/H Sts. -- the local residents came out in large numbers to voice their concerns despite heavy rains and a last-minute change in meeting location.

Many remarked that the noise and potential structural damage was bad enough when Dreyfus built the first 2 Station Place buildings further south on the west side of 2d St. (Dreyfus allegedly ignored their complaints back then.) They worry that construction of Capitol Place on their own block will be far worse.

I don't think any of the dozen or more residents ever said "Don't build anything." They were very clear, though, that the current proposal -- which seeks an upzoning and then a PUD benefit on top of that -- would result in too much density and building height.

The 6C zoning committee (on which I sit as a citizen member) voted unanimously to oppose the PUD.

In a truly bizarre coincidence, the BMW of one of the Dreyfus reps was badly damaged by a hit-and-run on North Capitol during the meeting.

Anything about the plans on the parcel across the road -- the "Taurus Development" one?

I guess I still don't completely understand the objections to this development. The Abdo towers are even taller and are clearly going to end up dominating that site but I don't recall any similar such objections raised then.

Re Abdo: I personally opposed the height of the new towers, and I agree that they are terribly dominating right now even before completion. I don't think the community is obliged to repeat its earlier mistake. (One big difference is that there were no existing residences on the Abdo/museum square.)

Re Taurus: that agenda item was put off. The word from Zoning Cmte chair Bill Sisolak is that the developer is now looking to provide parking garage access off the alley at the rear and not off H Street. DDOT has allegedly OK'd the alley-access concept.

Thanks much for the update.

Regarding the proposed project for the South side, 300 block of H Street NE...

I did draw some comfort from the information on Taurus Development's website: http://www.taurusdev.com/

However, I also found reference in the ANC 2F minutes (google search) to the company only providing 12 parking spaces for 25 units--not a good idea in our area.

Could be a good thing, but of course need more information on massing, height, parking, whether PUD will be requested, what happens to the corner lots (not included in project), affordable housing, community amenities, mix of retail / housing / office, etc.

Can't wait to get more info, because this block definitely fits the description of "blighted"...

Cheers,

Alan

Hi - the Tower's are not ABDO - they are Broadway Development the partner with ABDO for Senate Square!

FYI, Dreyfus has asked the Zoning Commission for an indefinite postponement of their July 31 Capitol Place PUD hearing. They say they are going back to the drawing board to respond to community concerns.
