15th and C NE, 3 bed, 2.5 bath, asking $980,000. Conveniently located next to Viggy's Liquor Mart and a condemned apartment building. Single sales still available at J&K Market across the street.

Maybe they know something the rest of us don't know. I live around the corner from this property, so I would love to see it sell for 1 million. However, I doubt they can get anything higher 600K, especially in this market. At least the ones in the Capitol Hill Oasis have an elevator. I guess if you aim for stars you might reach the moon.

at least double what it is worth. Another reason why the internet will push real estate agents down the road of the travel agents. But, in this case, I assume the seller is holding the crack pipe.

All I'm saying is that I think somebody has pretty high hopes for the property (which does look much better both inside & out than it once did).

I live right down the street from this place. I hear the inside is amazing, it was bought and redesigned by an architect. Its to bad the outside looks terrible, they did not spend a dime on the yard. Everytime I hear they are trying to get 1.1 million for it I laugh. Although, they are asking half a million for a rundown non-remodled house on the same block.

From the website, the interior looks pretty nice. I don't think that anybody with a million dollars to spend will buy in our neighborhood but I could be wrong.

The exterior doesn't look like much though does it?

I predict someone loosing their shirt on this one. The carrying charges are probably out of this world, not mention the cost to revovate.

It depends. The carrying costs for the house as priced are astronomical. However, if the owner bought a shell for a cheap price and then proceeded to fix it up, they might have a decent margin to work with.

you never know. there was a house on 3rd and M that was the only holdout on the block (purchaser bought the whole thing and is turning it into a giant condo). her asking price was one million, and from what i understand, she got it. AND the house was *not* a renovated home, believe me.

so you never know....

if i had 16 million bucks, i might buy it...

Rumor is that she bought the house for over $500K and did a ton of work on it (it really is pretty spectacular inside...although, not million dollar spectacular). No parking though and one of the bedrooms upstairs isn't really a bedroom, plus the outside being what it is...I don't know.

Being less than a block away though, anything over 600K would make me happy. ;)

I can't imagine that she spent more than $220,000 on the rehab. It doesn't have parking? Who is going to pay that much for a house without parking?

dc.gov's property sale database says it sold for $400,000 in 5/2005. Not sure if that purchaser was the current owner, though.

Seems like that sale in 5/2005 was to the current owner, as building permits were filed on 8/15/2005
and 1/23/2006, and the last permit wasn't approved until 6/16/2006.

Corner lot near my house (4 bdrms, full basement, two car parking, fully renovated in modern style) was listed last year at 980K. Sat on the market, was dropped to 880K, sat on the market, and then sold this spring for around 850.

And this was 6th and F!

This is a beautiful property on the inside, I've seen it. And living nearby, I'd love to see it go for $1M, but I do think that's a little unrealistic. Its too bad the owner didn't take the $850K I heard she was offered a few months ago.

More over-reaching realtor examples: there are two homes, side-by-side, for sale on 4th street just north of H. One is listed at 900k and the other is 795k or something. I thought that was crazy. There's an abandoned lot across the street! Talk about buying the most expensive house on the block...

The house on 3rd Street between I & K opposite Parker Street was initially listed at $800,000 and finally sold 7 months later for something like $630,000.

The initial price was despite being across from a vacant house and a problematic group home, and with the woodframe structure next door falling away from the for-sale house.

There have been two examples of this sort of thing that I know of in humble Trinidad recently. One was that doctor's house on the corner of Montello & Oates they wanted 799K for-Looks like it went for 620K. The other is the green one that was fully renovated on Levis St. at the top of Orren. That was originally listed at 400K then reduced. Should get the sale price on that one soon.

Someone has been watching too much Flip That House. My friend's car was beat in with a baseball bat two weeks ago when she was house sitting for us. No one pays over a mil to live in a place where your car gets beat in with a baseball bat.

Maybe it's all a game. She is asking 1.1, but the whole time she is thinking if I can get 800 I will be ok. if I could pay 1.1 for a house, trust me, it wouldn't be that area.
