Union Place Groundbreaking

District Officials and Community Leaders to Break Ground for Major New Mixed-Use Development in Northeast DC

WHAT: Cohen Companies President Ronald J. Cohen, DC Government officials, and community leaders will participate in ground- breaking ceremonies marking the start of construction of the Union Place residential/retail complex -- the most substantial mixed-use development project to break ground in Near Northeast, north of the H Street corridor, in two decades. With approximately 700 residential units, a significant affordable-housing commitment, a child daycare center, a half-acre central plaza open for public use, and "green" design, Union Place brings major benefits to the neighborhood and the city as a whole. The project will be built in two phases, with 200 units in the first phrase and approximately 500 in the second phase. Following the ceremonies, Mr. Cohen will host a barbecue lunch for the residents of the NOMA district.

WHO: In addition to Mr. Cohen, program participants include D.C. City Councilmember Tommy Wells (Ward 6) who represents the area, Director Emeka Moneme of the District Department of Transportation (DDOT), and Mrs. Loree Murray, founder of the Near Northeast Citizens Against Crime & Drugs. In addition, Mayor Fenty, Council Chairman Vincent Gray, NOMA Business Development District President Elizabeth Price, and other Councilmembers and Executive Branch officials have been invited. Director Moneme's participation is intended to showcase DDOT's rehabilitation of 2nd Street and the rail underpasses in the area, which will increase the attractiveness and convenience of Union Place and the entire neighborhood as a place to live and shop. WHY: The start of construction represents a major milestone in a lengthy effort to develop one of the largest vacant development sites in Northeast DC. Approved by the DC Zoning Commission last year, the project will be constructed in two phases. Phase I construction starts with the July 28 ground-breaking. Union Place includes the following public benefits, as approved by the Zoning Commission through the Planned Unit Development process: -- Approximately 78 residential units of all sizes set aside as affordable housing for families at 80% of the Area Median Income, such as teachers, nurses, police officers, firefighters, and similar workers. The DC Office of Planning called this one of the city's largest-ever commitments of affordable housing by a private developer on private property with private financing. -- First-class, professionally-accredited daycare center for children of Union Place residents and the neighborhood. -- 9,000 square feet of double-height ground-level retail, bringing new shopping opportunities & services to the neighborhood. -- Union Place Plaza, a beautifully-landscaped central court open to the public from 11 am to 7 pm daily as a friendly gathering-place for passive recreation. -- Underground parking for residents at a ratio of one space per unit, with additional spaces for shoppers and visitors. -- "Green roof" technology to conserve energy and protect the environment. i live next door to that development. it's about time they started work.... i didn't go to the party, but i did walk by. it was pretty insane. they even had a band/dj.

it sounds nice. the only real beef that i have with the development is that, architecturally, it looks like crap. one of those cookie cutter, zero personality places that looks like the courtyard inn at florida and 1st.

but, i guess it's better than nothing.

oh my! that's even uglier than i remember! i guess it was approved long before senate square upped the standards of the neighborhood.

that is ugly! That tall tower on the left looks like a Soviet-era apartment building. I'm all for development of that parcel, but this isn't what the community needs.

there are some real architectural prima donnas around these parts. the buildings aren't "ugly". they're painfully average, but they're not "ugly". ugly is the new ATF building by the NY Ave metro.

they do look *a bit* better in the unofficial site...

i just wish they'd change the streetlights in the rendering. those are the old cobrahead street lights. i thought dc was trying to install teardrop streetlights throughout the city. you'd think they'd at least do this on 2nd street, which is currently getting over a $6 million dollar makeover (and screwing up traffic).

btw, on friday, i walked from ny station to k street. they've vanquished the cobraheads, and have installed those cutesy old school lights along 2nd (by the Uline arena)until K street.

very cool. hopefully, they' install some really bright lights...
