cool picture. i live right on the block that borders on 2nd and K. not sure where that might have been photographed. if you look at the area now, it's totally, totally, totally different.

new sidewalks, gutters, lamposts, you name it. it's stunning, actually.

on another note, i walked by the last of the SEC buildings that is rising from the depths. it's the one that is right at hopscotch bridge and 2nd street.

they are inches away from breaking ground level! i think they have about 5 stories of underground parking, so... they've completed about 5 stories underground, and are pretty much at street level.

pretty amazing. looks they will indeed be done in 2009.

also, senate square is finalizing the last touches to the buildling. i didn't have my camera, but they're putting in the last of the entry gates. i have to say, it looks good.

really good.

and, maybe i was hallucinating, but there were a couple of apartments on the second floor that looked like they were furnished, and had lights on.

i can't believe all the development that has gone on in this part of the hood in the last three years. if you haven't checked it out, give it a looksee.

i saw them planting trees in front of senate square...in my experience seeing these places go up, usually landscaping is the last thing they complete before opening up the doors. great sign!

I'm really heartened by the new development popping up here and there around H Street NE. This is going to be a great area in the next couple of years. I think the biggest catalyst to new development will be the installation of the trolley line down H Street. I’ve seen several articles and reports mentioning that a trolley line is coming, but does anyone know when actual construction will begin?

In all probability, the trolley will be one of the last things to be installed during the H Street redevelopment. The next wave of H Street development will include the planned streetscaping: new sidewalks, lampposts, increased parking areas all along H, etc. Should start in early Spring and continue for ~30 months. Hopefully, the improved look and traffic flow and parking will start attracting developers and potential business owners to gobble up some of the the many empty abandoned business fronts.

The tracks will be installed as part of the Streetscape project, but the cars will not actually arrive until sometime in 2010. It takes 3 years for the company to build the cars, but they have been ordered.

The streetscape project will begin at the east end of H Street, with the reconfiguration & beautification of the "Starburst" intersection (Md Ave, H St, Bladensburg).

Next will be redoing the sidewalk, lighting, treeboxes, etc. and the parking lane on the north side, working from 3rd to the Starburst. Once they reach the end, the work will move directly across the street and the south side will be redone starting at the Starburst and going to 3rd Street.

The last phase will be the resurfacing of the travel lanes of H Street, which will include installation of the trolley tracks.

Unfortunately, the Streetscape project has been repeatedly delayed, with construction originally slated to begin in the fall of 2006. Hopefully the spring 2008 timeframe will finally stick.
