HSGS: Granville Moore's
H Street Great Street covers the expansion of Granville Moore's (1238 H Street). Not to be outdone by its neighbor Sticky Rice, the Belgian gastro pub also plans to add addition seating. Though the owners had hoped to purchase the Martini Lounge building next door, the price was reportedly too high. In the end that building was snapped up by the owner of Wisdom. I'm told there were negotiations (I have no of the degree of formality), which ultimately failed, to lease the second floor to Granville's. Looking to its left was no better because that building owner apparently has pie in the sky dreams. So, while "Stuck in the Middle with You" played on the jukebox, Granville's kicked back with a Flemish red, and considered its options. if it couldn't go sideways, it would go down...to the basement. No word on how many new seats the move will yield.

We will have additional seats in the basement. Probably about 30. But of course, we will not make any moves until we get permits, ask for ABC permission and run our plans by the ANC.
Any update on what the Wisdom team plans for that space? Will it be another absinthe bar, or are they going in a different direction?
I think these expansion plans for G-ville's and Sticky Rice are better evidence that H St is growing than new places opening up. These places know how much money they do or do not make whereas new places are guessing a little more

While I have no idea how crazy their dreams might be- If I owned a building on that block I wouldn't think of selling for another 3+ yrs when the value just might be double what it is now
We just moved to 1600 block of Gales St. in Rosedale. We absolutely love it. Great neighbors and the backyard is 150' deep. Whoa!!

The pie in the sky is a greedy little guy. Hope he gets boycotted and ends up paying astronomical property taxes for the rest of his life until he turns 90.

@Anon June 15 5pm: did you move to 1634 Gales?? I tried to buy it a while back but the seller was a nightmare!! If it's the same place I'm talking about, congrats and that backyard can be amazing.

Granville's Pie-in-the-Sky neighbor to the east doesn't have to sell his property.
He can get a very profitable long-term lease with escalator clauses that will give him increased rents as the market goes up. Commercial leases are "triple-net," which means that the tenant pays the property taxes, insurance, and maintenance. The owner cashes the checks.
What's not to like about that deal?
One of the continuing problems on H Street in particular is unsophisticated property owners who won't even discuss any potential usage of their properties. They ask prices now that are ahead of the market, and as the market increases, they increase their price, always staying ahead of what anyone is willing to pay.
As it is, these properties sit vacant, making the street look like crap, attracting rats and trash, and generally degrading the quality of life for all of us. Ultimately, the owners harm themselves. If they rented the property, the entire corridor would be improved and the value of their own property would increase.
They don't get that.
Thanks for the clarification @hstreetDC. So their asking price for rent is way too high and they just let it sit vacant hoping someone will soon come along and pay that price?
