H street in general is moving at a break neck pace. When I moved to this neighborhood 18 months ago I knew it was going to pop. But I never thought it would pop so quickly. The number of new restaurants and bars is nuts. I believe that reatil stores and and a gym will soon follow. If you are young and of modest means the Trinidad neighborhood is a wise move. You get to walk to great night life options and you get to live in a pretty quiet neighborhood, all for a resonable cost.
@ not on parker-- "10 more years" until what? It gets as white-bread homogenized and expensive as where you live? We don't all have the same neighborhood aspirations.
I live in Rosedale and while there's room for improvement, it's a great place to call home *right now*. It's only going to get better in the coming years (streetcar, new recreation center, Hechinger redevelopment, etc), but right now the quality of life is very good and quite affordable.
It's fun to speculate about the future but I feel sorry for people who buy houses in neighborhoods they hate, playing the "X more years" game.
blue horseshoe loves rosedale...say what you want about "x" more years, not on parker. i must say, rosedale is probably the best buy for your money, right now. fully complete homes with access to everything can be had for, in many cases, 50% of the price for a home in what is considered "the nice part of cap hill", say on D or E streets, which are mere minutes walking distance away. absolutely no buyer's remorse here. love my house and my neighbors. rock on!

and dont overlook rosedale - basically immediately south of benning between 16th and ~20th. Just like randy newman sang about LA..."I love Rosedale".
Do not forget about Kingman Park....less crime,lots of tree lined streets,peace and quite!
+1 on Rosedale. Ridiculously close to everything on H for a fraction of the price.
Trinidad and Kingman Park are also great options.

I LOVE my house in Rosedale. Now if we can just get the Pentacle Apartments to to go condo... :-)
